Sample of Questions to Ask
- How long have you been a home inspector?
- How many inspections have you done?
- What are your qualifications?
- Is this a full-time job? (Experience and full time commitment can be indicators of quality).
- How long will the inspection take? (They should take about an hour. Be suspicious if it is half hour or less.)
- How much will it cost? (Typically, $150 - $250. Be wary of the $50 - $100 inspections.)
- Do you belong to a professional organization such as American Society of Home Inspectors, or have you passed the National Home Inspection Examination?
Do Your Homework
Realize that inspectors in Minnesota are not licensed by the State, rather only by the City. Usually, there's no warranty and liability is for the cost of the inspection.
Understand limitations on the standard inspection. It is visual only.
Interview inspectors suggested by a real estate agent, as well as one or two others referred by friends, relatives or a trade organization such as the American Society of Home Inspectors, Independent Inspectors of North America or Minnesota Society of Housing Inspectors.
Ask to see a sample of the written report you will get. If you want more extensive checks, ask for them and be sure they are written into your agreement.
Follow your inspector during the inspection. Be sure to ask any questions you have.
