All work for which a permit is required is subject to inspection by the Inspections Division and must remain accessible and exposed for inspection until approved. At the time a permit is issued, applicants will receive an inspection record card that will list the inspections required, the phone number to call for the inspection, and the permit number. The inspection record card must be posted at the job site to allow inspection personnel to make required entries on the record card. The card must be maintained until final approval.

Approval Required

Work may not progress beyond the point indicated in each successive inspection without having the work approved. Work needing correction will generally require re-inspection. The inspector will let you know if you need to schedule a re-inspection.

Required Inspections

The inspections required for your project will vary depending on the scope of your project and any special conditions. The following is a list of required inspections.

  • Footing inspections are made after completion of excavation and formwork and any required reinforcing steel is in place. For foundations, formwork should be complete and any required reinforcing steel should be in place. Foundation inspections also include garage slabs and thickened slabs intended to support bearing walls. For wood foundations, contact the Inspections Division for inspection requirements.
  • Concrete slab and under-floor inspections are made after under-floor reinforcing steel and piping are in place but prior to placement of concrete. Inspection of under-floor spaces is required if they will not be accessible after floor sheathing is in place.
  • Rough-in inspections of plumbing, mechanical, gas, and electrical systems are made before covering or concealing any portions of the systems and prior to the framing inspection.
  • Framing inspections are made after all roof framing, fire blocking and bracing are in place and all pipes, chimneys, and vents are complete and all rough-in inspections of plumbing, mechanical, gas, and electrical systems are in place.
  • Insulation inspections are made after all insulation and vapor retarders are in place, all penetrations are sealed, and all fire blocks in place.
  • Gypsum board inspections are made after all gypsum board is in place but before joints and fasteners are taped and finished.
  • Fireplaces must be inspected when all chimneys, combustion air ducts, and framing around the fireplace is complete but prior to enclosing. Factory-built fireplaces are inspected for conformance with the manufacturer's written installation instructions.
  • A final inspection is made when all for which the permit was issued is complete.
  • Due to the uniqueness of some remodeling projects, additional inspections may be required to insure conformance with the code and approved plans. These inspections will be shown on your inspection record card.
